Compare that with Calgary, where August inventory reached 6,509 units and months of supply climbed to nearly four months. Calgary’s overall benchmark price was $569,800, about one per cent below 2025 levels.
In other words, “the Calgary market” and “the Okotoks market” should not automatically be treated as the same thing. Different communities, different supply levels, different behaviour.
So What Could October Look Like?
The biggest factor to watch in Okotoks is inventory.
If more homeowners decide to list in October while buyer demand remains steady, buyers could gain a little more negotiating room. More choice could also mean sellers need to pay closer attention to pricing, condition and presentation.
But if new listings remain limited, competition could stay relatively firm, particularly for well-priced detached homes in desirable locations.

The Bank of Canada held its overnight rate at 2.25% on September 2, 2026, while noting that inflation and economic conditions remain uncertain. The next scheduled rate announcement is October 28, 2026.
That October announcement could get plenty of attention from buyers and sellers who are trying to figure out their next move.
For buyers, mortgage affordability remains a major consideration. For sellers, affordability affects the size of the buyer pool and the price ranges where demand is strongest.

Across Calgary, CREB reported more balanced conditions for detached and semi-detached homes in August, while apartment-style properties continued to face much higher supply. Calgary had more than three months of supply for detached homes compared with nearly six months for apartments.

A $600,000 detached home and a $600,000 condominium are not competing for exactly the same buyer.

If prices remain relatively stable while inventory changes, we could see a market where the property-specific details become even more important.
And that’s really the story for October: watch the local numbers, not the headlines.

The latest data shows Okotoks entering October with tighter supply conditions than Calgary, but prices are not simply heading in one direction. The market remains sensitive to how many homes come onto the market and how quickly buyers respond.
